INDUSTRIAL

Perot Development Co. is building a 196-acre industrial campus at 5150 State Highway 161 in Irving. The developer financed construction in a partnership with Invesco Real Estate. A team of Stephen Bailey, Dustin Voltz, and John Rose worked on behalf of Perot Development Company to arrange the collaboration with Invesco Real Estate. Working on behalf of the partnership, JLL arranged a five-year construction loan.

The Valwood Crossroads warehouse properties total more than 618,000 square feet and represent one of the largest recent industrial building buys in North Texas.

Denver-based Black Creek Group purchased two industrial buildings in Carrollton, totaling more than 618,000 square feet, the two-building Valwood Crossroads portfolio represents one of the largest recent industrial building buys in North Texas.

Samsung is leasing an additional 259,000 square feet in the Point West 240 building at 240 Dividend Drive north of DFW International Airport. The company now has 546,027 square feet in the building.

Rhythm Band Instruments leased 39,000 square feet at the Saginaw D.C. Industrial Park in the 900 block of Cook Lane in Saginaw. Transwestern’s Todd Hawpe and Jeff Givens handled negotiations for the tenant.

Goodman Distribution leased 29,995 square feet at Gateway East Business Center, 4009 Distribution Drive, in Garland. Ryan Wolcott, Matt Dornak, and Drew Feagin with Stream Realty Partners represented the landlord, Barings. Seth Koschak with Stream represented the tenant.

Fulfillment by Eagle leased 19,000 square feet inside 8181 Jetstar Drive in Irving. The landlord is National Real Estate Management Corp. Transwestern’s Brett Owens and John Fulton represented the landlord, while Stream Realty Partners’ Mac Hall and Ryan Boozer represented the tenant.

Post-It has leased 7.980 square feet at 702 Shepherd Drive in Garland. Matt Spellman, of TIG Real Estate Services, represented the landlord, Zephanglisten. David Wilganowski, of Mercer Company, represented the tenant.

OFFICE
405 Airport Freeway

A 75,000 square foot building in Irving, 2520 West Irving Blvd., sold to investment group Irving Business Plaza. Vision Commercial Real Estate Services’ Michael Gonzalez represented the buyer. The seller was self-represented.

Presidium Group has expanded its headquarters to 11,317 square foot in Harwood International’s Citymark on the Katy Trail. Richmond Collinsworth and Melanie Hughes, of Bradford Commercial Real Estate Services, represented the tenant.

A 10,000 square foot building at 1052 Texan Trail in Grapevine was sold to a local investor. Vision Commercial Real Estate Services’ Michael Gonzalez represented the seller. Bridge Realty’s Phyllis Garcia represented the buyer.

An office property located at 405 Airport Freeway in Bedford was sold. Ron Hebert and Blake Burnett, of Marcus & Millichap’s Dallas office, represented the seller, a private investor.  The buyer, a private investor, was also secured and represented by Hebert and Burnett.

Geico Insurance leased 2,500 square feet at Windsor Ridge Crossing in Flower Mound. David Levinson and Mitch Traub, of The Retail Connection, represented the landlord. John Day, of Venture Commercial, represented the tenant.

FedEx has leased a new 2,200 square foot space at Preston Center (facing Northwest Highway and Preston Road). Mike Cagle, of Inroads Realty, represented the landlord.

Texas Star Rehab and Performance Center leased 2,000 square feet at 3365 Regent Blvd in Irving. Tanja McAleavey represented the tenant at Younger Partners. The landlord was represented by Byron McCoy and Garrett Marler at Younger Partners.

MULTIFAMILY
Bloomfield Homes

Bloomfield Homes acquired 87.7 acres from three private owners on South Hampton Road in Glenn Heights for a future single-family home development featuring 285 homes. Younger Partners’ David Hinson brokered the transaction.

RETAIL

Wingstop leased a 1,750 square foot space at Royse City Shopping Center at I-30 and Erby Campbell Road. The landlord was represented by Inroads Realty’s Taylor LeMaster, Mike Cagle, and Thad Beckner.
